RETAIL OUTLETS
Erbud is finalizing contract for construction of “Galeria Twierdza” with area of 31,500 sqm in Zamość. According to unofficial information obtained by PREM Erbud has the highest chances for signing the contract for the general contractorship of the “Twierdza” shopping center in Zamość (Lubelskie Voivodeship), which will be built at the junction of Przemysłowa and Kilińskiego Streets. The developer of the complex, which will have
a total area of 31,500 sqm, is Rank Progress. Works on the investment will be realized on the basis of a project prepared by Meissner Architects.
Currently Rank Progress is cooperating with Cezbed on the construction of a gallery in Kalisz and with Erbud on the construction of outlets in Kłodzko and Jelenia Góra. This year the developer from Legnica will begin works on the realization of a shopping center in Świdnica. ■
Auchan is conducting talks connected to construction of shopping center in Łódź. Auchan is interested in the construction of a shopping center on Unii Lubelskiej Avenue in Łódź, on a property adjoining the stadium of the ŁKS Sports Club. It has been pointed out that the Łódzkie Voivodeship is one of the few regions in Poland where the French concern has not yet opened a hypermarket. We have informed in PREM that Auchan in cooperation with Erabud had planned the development of lots in the area of Strykowska and Opolska streets. ■
Urbano is preparing construction of shopping center with usable area of 5,200 sqm in Jasin near Poznań. The Urbano Company is conducting preparations for the construction of a shopping center in Jasin near Poznań, along State Road Nr 92. An outlet with a usable area of 5,200 sqm will be built on an approx. 2.2-hectare lot, which will house a grocery-general goods supermarket and a passage with smaller stores. An application for
a conditions of development (WZiZT) decision will be submitted soon. Urbano is a developer and designer of the investment. ■
NOMI is planning construction of hypermarket in Żary. According to unofficial information obtained by PREM, NOMI is planning the construction of a “home and garden” shopping center in Żary (Lubuskie Voivodeship). The investment will be carried out on the premises of the PKS bus depot on Ułańska Street, as an element of the modernization and development of the station. The details of the enterprise will be provided in one of the upcoming issues of PREM. It is known that NOMI usually builds outlets with areas of approx. 4-5,000 sqm. ■
Szron and Bartoszek are preparing construction of shopping gallery with area of 10,000 sqm in Jarosław. The construction of the Pruchnicka shopping gallery will begin in Jarosław (Podkarpackie Voivodeship) in upcoming weeks. The investment will be located on Pruchnicka Street and will consist of the construction of an outlet with an area of approx. 10,000 sqm. The developers of the enterprise are two local companies: PHU Szron and FH Bartoszek. Disassembly works and administrative procedures are being conducted now. The project should be completed in mid 2011. ■
Erbud acquired contract for construction of hypermarket with cubature of 91,000 meters3 in Legnica. Erbud has signed a contract for the general contracting of a Leroy Merlin hypermarket in Legnica (Dolnośląskie Voivodeship) on Nowodworska Street. The contract, worth almost 18 mln PLN, will pertain to the construction of an outlet with a cubature of 91,000 meters3. Works on the enterprise will take until September of this year.
We have recently informed of another Leroy Merlin investment in Lower Silesia. An outlet with an area of 10,000 sqm will be built in Lubin, on the basis of a design prepared by Niebudek. Hochtief has been entrusted with the general contracting of the hypermarket. ■
Krokus is preparing construction of shopping center with area of approx. 5,000 sqm in Ząbkowice Śląskie. At the end of last year the Krokus Company from Poznań applied to the authorities of Ząbkowice Śląskie (Śląskie Voivodeship) for permits for locating a retail complex on Ziębicka Street. The enterprise will consist of an Intermarche market (approx. 2,300 sqm), a Bricomarche market (approx. 2,500 sqm), a fuel station, a garden exhibition (2,300 sqm) and parking lot for 240 vehicles. Krokus is cooperating with Predom from Wrocław on the design of the investment.
Let us recall that Budrem Development has also prepared the construction of a store with an area of approx. 2,000 sqm on Ziębicka Street. ■
Invest Group seeks contractors of Polomarkets in Luzino, Bydgoszcz, Kętrzyn, Kosakowo, Kowalewo, and Orneta. The Świecie branch of Invest Group Polska is accepting bids for the general contracting of Polomarket stores in six locations. These are: Bydgoszcz (intersection of Perkozowa and Kolbego Streets), Kowalewo Pomorskie (Kujawsko-Pomorskie Voivodeship), Kętrzyn, Orneta (Warmińsko-Mazurskie Voivodeship), Kosakowo and Luzino (Pomorskie Voivodeship). An existing pavilion will be modernized and developed in Kowalewo and investments will be carried out from the foundations up in the remaining locations. The area of the outlets will range from approx. 500 sqm to slightly less than 1,000 sqm. ■
Urbano will build supermarket with area of 1,200 sqm in Koło. The Urbano Company from Poznań is planning, as the developer and designer, the construction of
a supermarket in Koło (Wielkopolskie Voivodeship). The outlet, which will be built in the area of Sienkiewicza and Szkolna streets, will have a usable area of approx. 1,200 sqm. Preparations are currently at the stage of submitting the conditions of development (WZiZT) decision. ■
AOS is preparing construction of retail pavilion with area of 1,200 sqm in Lubicz. The AOS Company from Koszalin is carrying out administrative procedures connected with the construction of a retail pavilion in the area of Bankowa and Lipnowska streets in Lubicz Gorny (Kujawsko-Pomorskie Voivodeship). The investor of the enterprise is Gminna Spółdzielna Samopomoc Chłopska. The investment will consist of the construction of an outlet (approx. 1,200 sqm) with parking lots for 49 vehicles on
a lot with an area of 0.4 hectare. ■
Stamar is preparing construction of shopping gallery in Mielec. Stanisław Hałata, the owner of the Stamar Company, has recently purchased two properties in Mielec (Podkarpackie Voivodeship), in the area of Niepodległości and Biernackiego streets. The value of the lots, with a total area of over 2,000 sqm, amounts to 1.1 mln PLN.
The investor is currently preparing the purchase of the third lot (approx. 1,000 sqm). The asking price of the parcel is 0.5 million PLN. The company is conducting negotiations with Jeronimo Martins concerning the construction of a shopping gallery with a Biedronka supermarket. ■
Opoltrans will build retail-warehouse center in Opole. The Opoltrans Company is conducting administrative preparations connected with plans for the construction of
a retail-warehouse center with a truck service on Wspólna Street in Opole.
Last year Opoltrans built the company's new seat with an area of approx. 9,000 sqm near Opole. The branch from Wspólna Street has been transferred to this location. ■
Świtalski & Synowie will build Biedronka supermarket in Tyczyn. Świtalski & Synowie has prepared construction of the Biedronka chain supermarket in Tyczyn (Podkarpackie Voivodeship). The enterprise will consist of the construction of an outlet with an area of approx. 1,200 sqm on a lot with an area of 0.3 hectare. Świtalski & Synowie is cooperating with the Hausman Company from Rzeszów on the realization of this investment. ■
PRODUCTION AND WAREHOUSE OUTLETS
Bovis Lend Lease will manage construction of Husqvarna factory with area of 25,000 sqm in Mielec. Husqvarna has entrusted Bovis Lend Lease with managing the construction of a lawnmower factory in Mielec (Podkarpackie Voivodeship) in the EPCM (Engineering-Procurement-Construction Management) system. As we informed, an industrial hall with an area of 24,000 sqm and an office-technical outlet (1,200 sqm) will be built in the Mielec Park of Industry. Production should open at the end of this year. ■
E&L is planning construction of warehouse centers on approx. 6 hectares in Tarnowo Podgórne. E&L Real Estates is planning the construction of two warehouse investments in Tarnowo Podgórne (Wielkopolskie Voivodeship). The developer is in possession of lots with areas of 3.2 hectares and 2.7 hectares, located on opposite sides of State Road Nr 92. At the current stage of preparations, the specific parameters of the outlets which will be built there have not been revealed yet.
Representatives of E&L have also informed that the Indomo shopping center in Lubin has been sold for over
12 mln euro (approx. 47 mln PLN). The general contractor of the outlet, which has a lease area of 9,600 sqm, was Hochtief. ■
Eco-Pellets will build production complex in Biłgoraj. Eco-Pellets has received an EU subsidy for the construction design of a complex processing wood in Biłgoraj (Lubelskie Voivodeship). The value of the investment will exceed 81.8 mln PLN. The company has recently carried out preparatory works and tender procedures for supplying technological lines. It also recently applied to the local magistrate for administrative permits connected with the realization of construction works. ■
ARP is preparing construction for approx. 40 mln PLN of Łucznik production complex in Radom. ARP (Agency for the Development of Industry) is conducting negotiations with the authorities of the Tarnobrzeg Special Economic Zone concerning the construction of the Łucznik weapon factory. The complex will be located in the Radom sub-zone, on Warszawska Street. The cost of the enterprise will reach 40 mln PLN. The schedule assumes the opening of production within 3 years. The outlet built by ARP will be leased by Łucznik. ■
Erbud will build production hall with area of 9,000 sqm for ZREK in Jaworzno for 33 mln PLN. ZREK has entrusted Erbud with a contract worth over 33.2 mln PLN gross for the general contracting of a production hall in Jaworzno (Śląskie Voivodeship) on Martyniaków Street. The outlet, with an area of approx. 9,000 sqm, will be completed by January 14 of this year. ■
Grupa Kęty is seeking contractor of hall with area of over 9,000 sqm. Kęty is accepting bids with a tender deposit of 960,000 PLN in a tender procedure carried out through negotiations for the construction of a production hall. Documentation of the outlet in Kęty (Małopolskie Voivodeship) was prepared by Barbara Wazl's workshop. The outlet will have an area of over 9,000 sqm and will cost 20 mln PLN. It should be completed by mid December 2010. ■
AC will build research-development center for approx. 16 mln PLN in Białystok. The AC Company, which specializes in the production of electronic and mechanical modules for automobile LPG installations, is preparing the construction of a research-development center in Białystok. The investment will be located at the junction of Dolistowska and 27 Lipca streets and will cost app. 16 mln PLN. The enterprise will consist of the modernization of the existing outlets and addition of a superstructure and
a new wing. Declared employment will reach 60 people. The investor is currently obtaining administrative permits for the investment. ■
Piec-Bud will build sorbent production plant in Bogatynia for Turów Power Plant for 48.7 mln PLN. Turów Power Plant has entrusted Piec-Bud with a contract worth 48.7 mln PLN gross for the modernization and development of the Sorbent Production Plant in Bogatynia (Dolnośląskie Voivodeship), on Środkowa Street. The scope of the works, which will take 2 years, will include the construction of a milling plant and development of
a system for transporting the sorbent. ■
Unimex is preparing construction of production hall with area of 2,500 sqm in Szepietowo. At the end of March Unimex applied to the authorities of Szepietowo (Podlaskie Voivodeship) with an application for issuing
a conditions of development decision for the construction of a hall producing ferroconcrete prefabricates. The outlet, which will have an area of 2,500 sqm, will be built on the premises of the company's seat on Nowy Świat Street. ■
Commune of Bartoszyce is seeking contractor of development of Waste Management plant in Wysieka. Waste Management Plant in Bartoszyce (Warmińsko-Mazurskie Voivodeship) is accepting bids with a tender deposit of 155,000 PLN for contracting on the development of a waste dumping ground in Wysieka. The dealine passes on April 30.
The investment, being carried out on the basis of
a design prepared by Abrys-Technika, will consist of the construction of waste storage quarters with a total cubature of 466,000 meters3, a waste sorting plant (1,200 sqm) and
a social outlet (250 sqm). ■
OFFICE BUILDINGS
Advidi-Pol is seeking general contractor of office building with area of 7,000 sqm in Warsaw. Advidi-Pol, a company with capital ties to Neocity Polska, is conducting the procedure of choosing a general contractor of the office building planned at the junction of Okopowa and Kolska streets in Warsaw. The outlet, called “Silver Tower,” will have an area of 7,000 sqm and will be built on the basis of a design prepared by MWH Architekci. ■
PM Projekt prepared concept of office-service complex with area of 70,000 sqm for Lokum-Olczyk in Wrocław. PM Projekt Pietrucha, Mroziuk has prepared the development concept of a postindustrial area in Wrocław for office-service-retail development for the Lokum Olczyk Company. Plans include the construction, in the district of Muchobór Wielki on Awicenny Street, of outlets with
a total usable area of over 70,000 sqm. According to our information the lot will most likely be sold. ■
US General Consulate interested in purchasing
2.5 ha for construction of office complex in Krakow. The Agency of Military Property (AMW) has informed that talks are taking place with representatives of the US General Consulate concerning the purchase of a property in Krakow. The American party is interested in purchasing
a lot with an area of approx. 2.5 hectares, located on Rakowicka Street. It is estimated that the value of the land is approx. 25 mln PLN. According to preliminary assumptions, the new seat of the consulate in Krakow will be built there. ■
APA Kuryłowicz is cooperating on designing library in Bydgoszcz with area of 16,000. Konstanty Dombrowicz, mayor of Bydgoszcz, recently informed that APA Kuryłowicz has become involved in working with Biprokabel on designing the Main Library of UKW University. The investment, with an estimated value of
48 mln PLN, will consist of the construction of an outlet with an area of 16,000 sqm on Ogińskiego Street.
This year UKW will also begin the construction of the Center for Physical Education and Sport. The value of the investment. Designed by Innova Consulting, is estimated at 24 mln PLN. ■
Customs Chamber is seeking designer of office building with area of 5,000 sqm in Wrocław. Bids with a tender deposit of 20,000 PLN are being accepted until May 5 for the design of the office building of the Customs Chamber (IS) on Powstańców Śląskich Street in Wrocław. The functional program of the investment assumes the construction of an outlet with an area of approx. 5,000 sqm. Works are planned to be completed within 36 months. ■
Regional Prosecution in Warsaw is planning to construct office building with cubature of 16,300 meters3. Regional Prosecution in Warsaw is preparing the development of a lot with an area of 4,200 sqm on Kocjana Street. Plans include the construction of a 4-story office building with a total area of 4,800 sqm (including an underground garage with an area of 1,100 sqm) and
a cubature of 16,300 meters3. Bids with a tender deposit of 10,000 PLN for preparing the documentation of the enterprise are being accepted until April 19. Design works should be completed by mid November of this year. ■
Białystok Archdiocese will build Exhibition-Conference center with area of 3,800 sqm in Białystok. The Archdiocese of Białystok has commenced trying to obtain administrative permits connected with the planned construction of an Exhibition-Conference Center on Kościelna Street in Białystok. The enterprise will consist of the construction of an outlet with a total area of approx. 3,800 sqm, housing exhibition halls, an information center and a conference center for 300 people.
The Archdiocese is currently building of the Archdiocese Archive and Museum, designed by Antoni Makarewicz, worth over 9 mln PLN. ■
PALK Architekci wins tender procedure for preparing design of SGH teaching outlet. SGH (Warsaw School of Economics) has announced that PALK Architekci has been evaluated as the most advantageous one in the contest for the design of a building at 8 Batorego Street. The planned investment will consist of developing a property with an area of 2,500 sqm. The conditions of development (WZiZT) decision allows the construction of an outlet up to 4 stories high. ■
Pro-Design is seeking contractor of cultural center in Poznań with area of 5,000 sqm. The company Pro-Design, which belongs to Vox Industrie, is accepting bids with a deposit of 450,000 PLN for the adaptation of the “Concordia” printing plant on Zwierzyniecka Street in Poznań (for Wielkopolskie Design Center). The deadline passes on April 16. The works, on the basis of a design prepared by Mariusz Wrzeszcz, will take until the end of October 2011. The outlet will have an area of 4,900 sqm and a cubature of 20,400 meters3. ■
APA'91 prepares construction of office building in Krakow for Regional Management of Water Infrastructure. Wacław Stefański's APA'91 workshop is designing an outlet on Zamkowa Street for the Regional Management of Water Infrastructure (RZGW). The enterprise will consist of the construction of an office building with conference rooms and apartment units. RZGW is currently waiting for a conditions of development decision, which will make it possible to specify the architectural parameters of the enterprise. ■
Authorities of Katowice seek contract engineer for construction of congress center with area of 34,200 sqm. The city of Katowice is accepting bids with a tender deposit of 55,000 PLN for the role of contract engineer on the construction of the International Congress Center in the area of Roździeńskiego, Korfantego and Olimpijska streets. The enterprise, with an estimated cost of 46 mln euro
(176 mln PLN), will include the construction of an outlet with a total area of 34,200 sqm. The investment, designed by JEMS Architekci, will be completed by the end of November 2012. Construction works are planned to begin in July of this year. ■
In May Authorities of Krakow will choose supervisor of construction of Congress Center. The City Council of Krakow has announced a restricted tender procedure (deposit of 10,000 PLN) for the role of construction supervisor of the Congress Center at the Grunwaldzkie Roundabout. The cost of the building the entire complex, with a usable area of 37,000 sqm and a cubature of 280,000 meters3, will reach approx. 360 mln PLN. The design was prepared by the Ingarden & Ewy workshop in cooperation with the Japanese Arata Isozaki & Associates. The order will be completed within 40 months. ■
Sam-Bud has obtained contract worth 9.3 mln PLN for preparing reconstruction of Library in Zielona Góra. The Management of the C. Norwid Voivodeship and Municipal Library in Zielona Góra (Lubuskie Voivodeship) has entrusted San-Bud with preparing the reconstruction of the library's seat on Wojska Polskiego Avenue. The works, which are being carried out on the basis of documentation prepared by Termprojekt from Poznań, are worth 9.3 mln PLN gross and will pertain to
a 7-story outlet with an area of 7,300 sqm and a cubature of 34,500 meters3. Other bidders in the tender procedure included Begier (9.5 mln PLN), Malbud (9.9 mln PLN) and Defor (11.2 mln PLN). ■
Consortium Budoprzem-Pudiz will reconstruct outlet on Wyzwolenia Street in Olsztyn for 8.4 mln PLN. The City Council of Olsztyn (Warmińsko-Mazurskie Voivodeship) has informed that a consortium created by Budoprzem and Pudiz has submitted the lowest bid
(8.4 mln PLN gross) for the reconstruction of an office building on Wyzwolenia Street. Other participants in the tender procedure include: Witka Krzysztof Krawczyk
(9 mln PLN), Warmińskie Przedsiębiorstwo Budowlane (10 mln PLN) and Przemysłówka (11.5 mln PLN). The design of the outlet, which will have an are of 2,700 sqm and a cubature of 18,500 meters3, was prepared by the local Instalkomfort workshop. The order should be completed by January 31, 2011. ■
Abrys will prepare modernization design of WSM training building with area of 4,700 sqm in Łódź. The Regional Management of Infrastructure (RZI) in Bydgoszcz has entrusted Abrys with preparing the reconstruction design of the Center for Training Military Medical Services on 6-go Sierpnia Street in Łódź. The order, pertaining to a building with an area of 4,700 sqm and a cubature of 17,900 meters3, will be built within 7 months. ■
Local authorities of Tomaszów Mazowiecki are seeking contractor of teching outlet with area of 2,900 sqm. The local authorities of Tomaszów Mazowiecki (Łódzkie Voivodeship) are accepting bids with a deposit of 140,000 PLN for the development of a teaching complex at the No. 1 Complex of High School on Św. Antoniego Street. The deadline has been set for April 23. Works are being carried out on the basis of documentation prepared by the ToGa workshop and will include the construction of a 3-story outlet with a usable area of 2,900 sqm and a cubature of 14,400 meters3. The investment should be completed by the end of August 2012. ■
Siemens has obtained contract worth 9 mln PLN for modernization of teaching outlets in Radzionków. The mayor of Radzionków (Śląskie Voivodeship) has entrusted the Siemens Company with preparing the modernization of teaching outlets on Krzywa, Szymały, Sikorskiego streets and Jana Pawła II Square. The contract, worth 9 mln PLN gross, will be carried out through the system of public-private partnership. ■
HOUSING INVESTMENTS
Archicom is planning construction of residential complex with 600 apartment units in Wrocław. TN Stabłowice, which has capital ties to Archicom Holding, is planning the development of lots on Stabłowicka Street in Wrocław for multi-family housing development. The preliminary concept assumes the construction of outlets with almost 600 apartment units. The investor has applied to the city authorities for establishing the conditions of development (WZiZT) decision for the area and for issuing environmental conditions for the enterprise. ■
Wikana in cooperation with GPA is preparing construction of 26,000-sqm housing complex in Lublin. GPA Architekci is preparing the development design of an approx. 5-hectare lot, located near Zemborzycki Lake, in the area of Zemborzycka Street in Lublin.
The developer is planning to build a multi-family housing complex there, with approx. 500 apartment units and a usable area of 26,000 sqm. ■
Ekonbud-Fadom will build complex with
400 apartment units in Zielona Góra. Ekonbud-Fadon has commenced, as investor and general contractor, the construction of the “Dominopark” housing complex on
a lot with an area of 3.2 hectares, on Obywatelska Street in Zielona Góra. Two buildings with 92 apartment units , with areas ranging from 37 to 113 sqm, will be built in the first stage, which will be completed at the turn of November and December of this year. The entire complex will consist of 9 outlets with a total of over 400 apartment units. Documentation of the enterprise was prepared by the local workshop Jerzy Gołębiowski's Autorska Pracownia Architektoniczna Projekt. ■
Unibep is preparing construction of residential estate with approx. 400 apartment units in Warsaw. Unibep is finalizing talks concerning the purchase of a development project along with building permission and the architectural concept in Warsaw. PREM has unofficially found out that the estate will be located in the district of Mokotów, in the area of Wyścigowa Street. The enterprise will consist of the construction of approx. 400 apartment units. The value of the transaction will exceed a dozen mln PLN. Unibep expects to acquire an income of 100 mln PLN from the project. We have not managed to find out the name of the investor.
Dach Bud will build multi-family housing complex in Zielona Góra with 160 apartment units. The Voivodeship Design Workshop has prepared the documentation of a multi-family housing complex on Wejherowska Street in Wrocław. The planned investment will include the construction of two 8-story outlets with
a total of 160 apartments, ranging in size from 30 to
90 sqm. The investor and contractor of the enterprise will be the Dach Bud General Building Corporation. ■
PORR acquires contract for construction of Verity UpTown shopping-residential building in Wrocław. Representatives of Verity Development have announced that the company has ordered a contract to PORR concerning the development of the shell structure of the Verity UpTown shopping-apartment building in Wrocław. The investment on Drobnera Street is going to be carried out according to a design by the Maćków architectural office. In the building with a usable area of approx. 6,500 sqm, the ground floor is going to be appropriated for shopping-service premises (approx. 1,000 sqm), and the upper floors will be taken up by 65 flats with areas between 45 and 120 sqm. ■
Eko-System begins construction of apartment building with 130 flats in Białystok. Eko-System has begun, as investor and general contractor, the construction of an apartment building on Wiejska St. in Białystok. The investment will comprise the construction of a twelve-story building with 130 flats, service premises with an area of 700 sqm on the ground floor and an underground garage. The design of the investment has been prepared by the Białystok based architectural office archi+. The works are to be finalized in the 4th quarter of 2011. ■
Karmar signs contract for construction of 6,000-sqm residential complex on Bartycka St. in Warsaw. On 31st March, APM Development ordered a contract to Karmar concerning the general contracting of a residential complex on Bartycka Street in Warsaw. The investment will comprise the construction of a complex of buildings with an area of nearly 6,000 sqm. Works on the investment will take 13 months.
Until the end of May 2011, APM in cooperation with Karmar is going to build a residential complex on Bluszczańska Street in Warsaw. The complex with an area of nearly 22,000 sqm is going to be based on the design by MKC Architekci. ■
Artbud begins construction of residential complex with 219 flats in Szczecin. Artbud has begun, as investor and general contractor, the construction of a complex of three multi-family residential buildings on Dunikowskiego Street in Szczecin. The investment will comprise the construction of buildings with 219 flats, in three stages. The design of the investment has been prepared by the Akcent office. ■
Ataner begins construction of service-residential complex with 200 flats according to design by Arcada. Przedsiębiorstwo Produkcyjno-Budowlane Ataner has begun, as developer and general contractor, works on the construction of the “Marcelin” service-residential complex in the area of Marcelińska, Wałbrzyska and Świerzawska streets in Poznań. The first stage, the works of which are to be finalized in the middle of next year, is going to comprise the construction of 187 flats (between 31.5 and 87 sqm) and 14 shopping-service premises.
The investment is going to comprise the construction, in four stages, of approx. 750 flats and a recreation center. The design of the complex has been prepared by Poznań based Pracownia Architektoniczna Arcada. ■
Piła based TBS seeks contractor for multi-family complex with area of 4,700 sqm in Piła. Until 4th May, Piła (Wielkopolskie Voivodeship) based Social Housing Association (PTBS) will be collecting offers with a deposit of 200,000 PLN concerning the general contracting of housing development no. 1 on Andersa Street. The contract concerns the construction of buildings with a total usable area of over 4,700 sqm and cubature of approx. 27,500 meters3, according to the design by Autorska Pracownia Architektury Liliany Puzo. The investment is to be finalized by 31st August 2011.
PTBS has recently ordered a contract worth 2.8 million PLN gross to ZPUH Sekuterscy concerning adaptation works of former military barracks building No. 6, with an area of 2,300 sqm and cubature of 11,200 meters3, situated on Andersa Street, for residential purposes. ■
PND Fossa will design residential building with 48 flats in Słupsk. District Investments Management (RZI) in Słupsk (Pomorskie Voivodeship) has hired Projektowanie, Nadzór Doradztwo Fossa (PND Fossa) to prepare documentation for a building with 48 flats on Grunwaldzka Street. The contract is to be carried out by the end of this July. ■
Sienkiewicz-Filar will design building with area of 2,400 sqm in Wejherowo for WTBS. Wejherowo based Social Housing Association (WTBS) has hired Autorska Pracownia Projektowa Sienkiewicz-Filar to prepare documentation for a residential building on Parkowa Street in Wejherowo (Pomorskie Voivodeship). The investment will comprise the construction of a building with an area of approx. 2,400 sqm. ■
HOTELS AND ENTERTAINMENT CENTERS
Riverside Holdings is preparing construction of hotel-office complex with area of 20,000 sqm in Krakow. Riverside Holdings is conducting administrative preparations for the development of a land plot in the area of Zabłocie Street in Krakow-Podgórze. The investment is going to comprise the construction of a complex with usable area of approx. 20,000 sqm. It is going to be comprised of a six-story hotel (approx. 9,800 sqm), office building (3,500 sqm), boarding house (6,900 sqm) and
a conference building (800 sqm). The complex is also going to have underground garages for 222 vehicles and above-ground parking lots for 93 cars. The developer is represented by Stanisław Lasko from Biuro Inwestycyjno-Prawne Inwest-Lex. ■
KFS will build hotel with approx. 500 beds in Rożnica. Franciszek Stachura, owner of the Krakow based company KFS, has purchased a land plot with area of over
0.6 hectare with palace buildings in Rożnica near Jędrzejów (Świętokrzyskie Voivodeship). The investor is planning to modernize the existing building and add two new wings. Once the works are completed, approx.
500 hotel beds, along with conference and restaurant facilities, are going to be put into use. The investor has recently began the process of obtaining administrative permits. ■
Spychała i Partnerzy, SPA Bukowski and Terra are cooperating on design of Hilton hotel in Kościelisko. The companies Spychała i Partnerzy, Adam Bukowski's Studium Projektów Architektury and Agnieszka Rozenau-Rybowicz's Terra are designing a hotel which Albedo is planning to build in Kościelisko (Małopolskie Voivodeship). Another partner on the project was professor Zbigniew Myczkowski from the Faculty of Architecture of the Krakow Technical University (PK).
The developer, associated with the Irish company Keyinvest, is planning to develop approx. 7 hectares of the so-called “Polany Siwarne” area. The investment will comprise the construction of a five-star Hilton hotel with 150 rooms and SPA center, as well as recreation facilities.
In the past few days it was also revealed that Hilton is going to open a hotel in Kołobrzeg (Zachodniopomorskie Voivodeship). We will return to this subject in one of the next issues of PREM. ■
Orbis is preparing construction of Ibis hotel on Królewiecka St. in Płock. Orbis has applied to the Płock City Office for WZiZT (building development conditions), regarding the development of a land plot situated in the area of Królewiecka Street. The investor is planning to build there a hotel for the Ibis chain. The construction schedule depends on the agreement with the company Rynex, concerning the exchanging of land plot on Stachowicza Street, currently built over with a closed down Petropol hotel.
Let us recall that originally, Orbis was planning to demolish Petropol and build there Ibis hotel with approx. 100 rooms, according to the design by Coplan. According to our sources, the hotel on Królewiecka St. is to have similar size. ■
PUHIT is preparing construction of three-star hotel in Warsaw-Tarchomin. PUHIT is conducting administrative preparations for the construction of a three-star hotel on Myśliborska Street in Warsaw. The investment will comprise of a redevelopment of the existing Lipsk-type building. We have not been able to obtain information regarding the size of the planned investment.
In PREM 521 we informed that PUHIT is planning to build a four-star hotel with a conference center and restaurant and recreation facilities on Magnalia Street in Warsaw. According to our unofficial sources, the hotel is going to have approx. 200 rooms and will be managed by one of the international hotel chains. ■
Jarocin Sport is planning realization of four-star hotel in Jarocin for 18 million PLN. Jarocin Sport is planning to extend Hotel Jarota, situated on Sportowa Street in Jarocin (Wielkopolskie Voivodeship) and increase its standards to four stars. The investment is to comprise adding a new wing to the existing three-star hotel with
108 beds; is going to have 11 rooms and 5 apartments, multimedia hall for 500 people and a restaurant section. Cost of the investment is estimated at 18 million PLN. The complex is going to be one of the lodging centers for Euro 2012. ■
Biuro Inżynierskie-Prokon consortium signed contract for designing hotel in Moszna. The consortium of Biuro Inżynierskie and Prokon has signed a contract worth 949,000 PLN gross with Centrum Terapii Nerwic (Neuroses Therapy Center), concerning the development of design for adaptation of a castle on Zamkowa Street in Moszna (Opolskie Voivodeship) for the purposes of the Regional Center for Recreational and Cultural Tourism.
The investment will comprise the realization of
a 2-story hotel with usable area of 5,600 sqm and cubature of 31,900 meters3, with 78 rooms and 148 beds, SPA complex, conference center and rehabilitation facilities. Works on the documentation should be completed by
15th November of this year. ■
SFZ purchased, for 11 million PLN, approx. 1.1 hectare of land for construction of hospital in Sopot. In May,
a contract should be signed by the authorities of Sopot and Gdańsk based company SFZ Medical Investments, concerning the purchase of real property on 64 Polna Street. The land plot with area of approx. 1.1 hectare is going to be sold for 11 million PLN. The investor has declared that the land plot is to be appropriated for the construction of a hospital building. The local spatial development plan allows for the construction of a four-story building with area of building development of approx. 2,800 sqm. ■
WSPZPZOZ is preparing extension of hospital complex in Tworki near Pruszków for 52 million PLN. At the end of March, Dr. J. Mazurkiewicz Voivodeship Independent Psychiatrical Complex of Public Health Care Centers (WSPZPZOZ) in Tworki near Pruszków signed an agreement with the authorities of Mazowieckie Voivodeship, concerning the co-financing of extension of
a medical complex. Cost of the investment is going to amount to approx. 52 million PLN. The investment will comprise the realization of two projects. The first one will comprise the modernization of Pavilion XI, which is going to include an Admission Center with 30 beds in 15 rooms. The second stage of the investment will comprise the realization of a Radiology Center and General Psychiatric Wars in the existing historical technical building with area of approx. 3,000 sqm. The works will be finalized in 2012. The concept and feasibility study for the investment have been prepared by BCG Polska. ■
Budimex offered to modernize stadium in Rzeszów for over 29 million PLN. Budimex has offered the lowest price (29.6 million PLN) in the second tender for the construction of eastern stand at the City Stadium on Hetmańska St. in Rzeszów. Works on the investment will take less than 7 months. ■
MOSiR in Radom seeks contractor for stadium worth 25.5 million PLN. Until 10th May, management of the Municipal Sports and Recreation Center (MOSiR) in Radom (Mazowieckie Voivodeship) will be collecting offers with a deposit of 500,000 PLN for the construction of a football and light athletics stadium on Narutowicza Street. The design, prepared by the Ostrowiec Świętokrzyski based office Arch-Geo, anticipates the realization of 2 pitches, office building (2,500 sqm) and stands for 3,900 spectators. Works with the value of approx. 25.5 million PLN net are to be carried out by the end of October 2011. ■
Suwałki authorities seek contractor for theater and concert hall with cubature of 47,700 meters3. The Suwałki commune has issued a tender for the construction of a concert and theater hall on Jana Pawła II Street, as
a part of the Municipal Center for Public Services, Culture and Sports. The investment, designed by Studio Architektury Rafał Jacaszek, is going to comprise the realization of a hall with usable area of 6,500 sqm and cubature of 47,700 meters3 (38,200 meters3 net), with seats for 700 spectators. Offers with a deposit of 200,000 PLN will be collected until 10th June. The contract is to be carried out by the end of September 2012. ■
Pro Arch 2-Intem consortium offered lowest price for designing aquapark in Siedlce. The consortium established by Pro Arch 2 and Intem has offered the lowest price (457,000 PLN) in a tender for the development of architectural design for an aquapark in Siedlce (Mazowieckie Voivodeship).
The complex is going to constitute a part of the Regional Sports, Recreation, Rehabilitation and Tourism Center and will include a swimming pool sized 25 x 20 m (8 tracks), seats for at least 200 spectators, recreation pool with area of 200 sqm, wading pool, slides, social and sanitary facilities, as well as a complex of saunas,
a restaurant and a bowling alley with a bar. Works on the investment, worth approx. 28 million PLN, are to be carried out within 6 months since signing the contract.

Erbud signed contract for construction of “Cinema City” in Wałbrzych. At the end of March, Erbud signed
a contract for the realization of works on the construction of the Cinema City multi-screen cinema in Wałbrzych (Dolnośląskie Voivodeship). The tender was supervised by Warsaw based architectural office ArchMagic. The building with area of 2,300 sqm is going to be situated in the “Galeria Victoria” complex and is going to have
6 cinema rooms with 1,300 seats. ■
Hochtief signed contract for construction of Małopolskie Word and Sound Center in Niepołomice. The authorities of Niepołomice have recently announced that the consortium established by Hochtief and TEEL Technologie Elektryczne had been ordered a contract worth 8.5 million PLN gross, concerning the realization of construction works on adaptation of the former “Zamkowa” restaurant for the purposes of Małopolskie Word and Sound Center.
The investment will comprise the realization of
a building with usable area of 2,100 sqm, which is going to include a theater hall for 220 spectators, foyer with exhibition and workshop rooms, as well as adaptation of the building's footings for museum and exhibition purposes. The investment, part of the documentation for which has been prepared by Probadex, is to be completed by 31st March 2011. ■
Medical center with area of 11,400 sqm is to be built in Grudziądz. Until 15th April, management of the Dr Władysław Biegański Hospital in Grudziądz (Kujawsko-Pomorskie Voivodeship) will be collecting offers with
a deposit of 100,000 PLN, concerning the designing and contractorship of a complex of buildings (pharmacy, technical building, ambulatory and beds building, dissection room and a communications and installation tunnel) on Rydygiera Street. Realization of the complex with area of 11,400 sqm is to take 20 months. ■
Katowice authorities seek contract engineer for construction of National Symphonic Orchestra seat. The city of Katowice has issued a tender for the role of contract engineer on the realization of the seat for the Polish Radio's National Symphonic Orchestra in the area of Korfantego Av. and Roździeńskiego Av. The investment, designed by Konior Studio, is going to comprise the construction of a building with total area of 35,000 sqm. Offers with a deposit of 50,000 PLN will be collected until 7th May. The investment is to be completed by 30th November 2012. ■
Sosnowiec authorities are planning realization of hospital complex for 26 million PLN. Sosnowiec City Commune (Śląskie Voivodeship) will soon issue a tender for the extension of a hospital complex on Zegadłowicza Street. The planned investment will comprise the realization of a pavilion for the purposes of surgical suite and obstetrics ward, along with purchasing the equipment. Value of the investment is estimated at 26 million PLN. ■
Sosnowiec authorities are planning construction of concert hall with area of 4,200 sqm. The authorities of Sosnowiec (Śląskie Voivodeship) are soon going to issue
a tender for the construction of a concert hall at the Music Schools Complex on Wawel Street. The plans anticipate the realization of a building with usable area of 4,200 sqm, with seats for 550 spectators. Cost of the investment has been estimated at over 40 million PLN, out of which
20.6 million PLN will come from the EU funds. ■
J. Dietel Specialist Hospital seeks contractor for rheumatology center with area of 3,800 sqm. Until 5th May, J. Dietel Specialist Hospital management is going to be collecting offers with a deposit of 840,000 PLN, concerning the extension of Małopolskie Center for Rheumatology, Immunology and Rehabilitation on Focha Av. in Krakow. The investment, based on the documentation by the Promedicon office, is going to comprise modernization of the existing building (3,600 sqm) and the construction of a new, 4-story wing with area of approx. 3,800 sqm. The works are to be finalized by 31st October 2012. ■
SCR seeks contractor for rehabilitation center with area of 3,100 sqm in Czarniecka Góra. 16th April is the deadline for submitting offers with a deposit of 350,000 PLN, concerning the realization of a 3-story medical building, to the management of the Świętokrzyskie Rehabilitation Center (SCR) in Czarniecka Góra (Świętokrzyskie Voivodeship). The building with usable area of 3,100 sqm and cubature of 15,600 meters3, based on the design prepared by K.W. Projekt, is to be carried out by the end of November 2011. ■
PUBR offered to build, for 7.4 million PLN, Municipal Cultural Center in Bydgoszcz. PUBR wants to carry out, for nearly 7.4 million PLN gross, modernization of the Municipal Cultural Center on Marcinkowskiego Street in Bydgoszcz. The works, based on documentation prepared by Sound&Space, are to be finalized by the end of this year.

Braniewo authorities seek contractor for modernization of amphitheater with stands for 1,500 spectators. Until 16th April, City Office in Braniewo (Warmińsko-Mazurskie Voivodeship) will be collecting offers with a deposit of 100,000 PLN, concerning the modernization of amphitheater on Wolności Square. The works, the design documentation for which has been prepared by Daria Keller's office, are going to include the construction of new stands for 1,500 spectators (area of 1,100 sqm), modernization of the stage, overhaul of historical defensive walls and development of the city park. Realization of the contract is to be completed by 10th March 2011. ■
Archiprojekt will prepare, for 120,000 PLN, design of modernization of swimming pool in Wrocław. City Investments Management (ZIM) has hired Włodzimierz Banaś's office Archiprojekt to prepare documentation for the modernization of a swimming pool with area of 1,200 sqm at the Schools Complex No. 14 on Brucknera Street in Wrocław. Realization of the contract, worth 120,000 PLN net, is to take 9 months. ■
PIB Ekoserwis offered lowest price for construction of teaching building with area of 2,400 sqm in Słomków. Wróblew Commune Office (Łódzkie Voivodeship) has announced that Przedsiębiorstwo Instalacyjno Budowlane Ekoserwis had offered the lowest price (5.2 million PLN) for the construction of a primary school with a preschool and a gymnastics hall in Słomków Mokry. The building with area of 2,400 sqm and cubature of 9,200 meters3, designed by Poznań based office Archis, is to be carried out by the end of June 2011.
17 companies are taking part in the tender; the second lowest price (5.481 million PLN) was offered by the consortium of Szurgot and Danbud, and the third (5.483 million PLN) - by Bud-Bet. ■
Ceprobud will carry out sports hall with area of 2,200 sqm in Jednorożec. Ciechanów based Przedsiębiorstwo Projektowo-Budowlane (Ceprobud) has signed a contract for general contractorship of a sports hall in Jednorożec (Mazowieckie Voivodeship). The company is going to receive nearly 7 million PLN gross for the construction of the hall with area of approx. 2,200 sqm.
The works, based on the documentation prepared by Ostrołęka based office SterBud, are to be carried out by the end of November 2012. ■
ITI will open 9-screen multi-screen cinema in Korona Kielce Gallery. Church Land Development has announced that a 9-screen multi-screen cinema is going to be opened in the Galeria Korona Kielce. The operator is going to be Multikino, company from the ITI group. Last week we announced that the Warsaw based company is going to open multi-screen cinemas in Łomża, Szczecin and Bełchatów. ■
INFRASTRUCTURE INVESTMENTS
Mota-Engil, Hermann Kirchner and Budimex want to build S-3 road Międzyrzecz-Sulechów for over 900 mln PLN. On 6th April, offers were opened in three tenders for the general contractorship of the S-3 road. The lowest price - approx. 373.4 million PLN - for the construction of the 1st section, with the length of 17 km, has been offered by the consortium whose leader is Mota-Engil Central Europe. The lowest price (204,1 million PLN) for the realization of 7.4 km long 2nd section has been offered by Hermann Kirchner and partners, and for the realization of the 3rd and 4th section (18.4 km in total) - the lowest price (336.1 million PLN) was offered by the consortium with Budimex as leader. The contractorship agreements are to be signed and the works should start in the middle of this year. ■
Doraco-Hochtief-Aarsleff-Boskalis consortium wants to build groyne for gas terminal in Świnoujście for 815 mln PLN. The consortium comprised of Doraco, Boskalis, and companies from the Hochtief and Aarsleff groups has made an offer with the price of approx. 815 million PLN gross in a tender issued by the Marine Office in Szczecin, concerning the construction of a groyne for the Gazoport LNG fuel base, planned in Świnoujście (Zachodniopomorskie Voivodeship). Their competitor, the consortium including Energopol Szczecin and Hydrobudowa Gdańsk, has offered the price of over
1.18 billion PLN.
The investment will comprise the realization of an approx. 3 km long structure, along with the ship unloading space and LNG transfer system. The works are to begin this April and they should be finalized in autumn 2012. ■
GDDKiA seeks contractor for Świerklany-Gorzyczki section of A1 motorway. Until 19th April, the General Management of National Roads and Motorways (GDDKiA) will be collecting applications concerning admission to tender (deposit 5 million PLN) for the contractor who would finish the construction of A1 motorway between the “Świerklany” junction and the border with the Czech Republic in Gorzyczki. Realization of the contract is to take 18 months. Originally this section of the motorway was to be carried out by Alpine Bau until this August, but due to the unsatisfactory pace of the works, the contract has been canceled. ■
WZDW in Poznań seeks contractor for Murowana Goślina ring road. Wielkopolski Voivodeship Roads Management (WZDW) in Poznań has issued a tender for the construction of a ring road for Murowana Goślina. The task concerns the construction of 9.3 km of the road in the course of voivodeship road No. 196. Offers with a deposit of 700,000 PLN are to be submitted until 27th April. Cost of the investment is estimated at 129 million PLN gross. ■
Trakt will design, for 3.3 million PLN, S-19 route between Dąbrowica and Konopnica. Lublin Division of the General Management of National Roads and Motorways (GDDKiA) has ordered a contract worth
3.3 million PLN gross to Katowice based office Trakt, concerning the development of technical documentation for the 10.4 km long section of S-19 expressway between the Dąbrowica and Konopnica junctions. Realization of the contract is to take 22 months. ■
Hydrogeo offered price of 82.88 million PLN for contractorship of southern ring road for Jelenia Góra. Hydrogeo has offered the lowest price (less than 82.9 million PLN gross) in a tender for the realization of the 1st stage of southern ring road for Jelenia Góra. Other participants of the tender are: ABM Pol Dróg Legnica (over 82.9 million PLN); MAX Boegl Polska (nearly 87 million PLN); PPHU Jahal (approx. 90 million PLN); Polimex-Mostostal (approx. 90 million PLN); Alpine Bau (92.6 million PLN); Himmel (94.4 million PLN); Berger Bau (97.5 million PLN); Heilit Woerner (98.9 million PLN); Warbud (102.9 million PLN); PBG (106.5 million PLN) and Intercor (114.6 million PLN).
The investment will comprise the construction of
2.1 km of the road between W. Pola and Sudecka streets, junction over national road No. 3 (DK 3), two bridge structures over the Bóbr River and an overpass over the railway tracks. Realization of the contract is to take
18 months. ■
B-Act will supervise works on sewage network in Wałcz, worth 117 million PLN. Management of the Water Supply and Sewage Systems Enterprise (ZWiK) in Wałcz (Zachodniopomorskie Voivodeship) has signed
a contract worth 1.64 million PLN net with Bydgoszcz based company B-Act, concerning the investor's supervision over the sewage works in the city. The investment worth 117 million PLN, co-financed from the EU funds, is to comprise the modernization of the existing (33 km) and construction of the new (19 km) sections of the water supply system and sanitary and rainwater sewage systems. ■
ECM Group will receive 121,000 PLN for supervising construction of bridge on Odra River near Radoszyce. Management of the Dolnośląska Roads and Railway Services (DSDiK) in Wrocław has hired ECM Group to carry out investor's supervision over the construction of the 525 meters long bridge over Odra River, in the course of voivodeship road No. 323, between Radoszyce and Ciechanów (Dolnośląskie Voivodeship). The Warsaw based company is going to receive 121,000 PLN net for the realization of the task. Other candidates for the contract were: Dekra Industrial, Ekocentrum and Domost. ■
MZD in Włocławek seeks contractor for 2nd stage of modernization of national road No. 1 in Włocławek. City Roads Management (MZD) has issued a tender for the realization of the 2nd stage of modernization of national road No. 1 in the area of Włocławek (Kujawsko-Pomorskie Voivodeship). The investment will comprise the modernization of 9 km of Toruńska and Okrzei streets. Applications regarding admission to tender (deposit
2 million PLN) are to be submitted by 5th May. Realization of the investment is to take 36 months. ■
PNI-JAKS consortium will modernize Wolsztyn-Luboń railway line for 68 million PLN. PKP Polskie Linie Kolejowe (Polish Rail) has hired the consortium of Przedsiębiorstwo Napraw Infrastruktury and JAKS Mroczek to prepare a design and realization of modernization works on the 75 km long section of the railway line No. 357, between Wolsztyn and Luboń (Wielkopolskie Voivodeship).
Realization of the contract worth 68 million PLN net is to take 29 months. Other candidates for the contract were: Przedsiębiorstwo Napraw i Utrzymania Infrastruktury Kolejowej-Teletechnika (127.9 million PLN), Przedsiębiorstwo Robót Kolejowych i Inżynieryjnych-Infrakol-Projekt Bud (122.1 million PLN), Strabag
(99 million PLN), Feroco-Torpol-ZRK Dom (89.5 million PLN) and Skanska (81.5 million PLN). ■
DEVELOPERS AND CONTRACTORS
Metro Group Asset Management will be manager of CH Magnolia Park in Wrocław. On April 1 Metro Group Asset Management has become the manager of the Magnolia Park shopping center in Wrocław. The German concern will be responsible for the management and administration of the complex, for example with regards to the day-to-day operations, technical servicing, sales of advertising space and the recommercialization of the complex. ■
PRODUCERS OF BUILDING MATERIALS
Dobroplast will purchase 4.7 hectares of land for construction of window and door factory in Lublin. Dobroplast from Zambrów has won a tender procedure for the purchase of almost 4.7 hectares of land in the district of Felin in Lublin, on the premises of the Euro-Park Mielec Special Economic Zone. The investor is planning the construction of a plant producing window and door carpentry. Declared minimum expenditure will exceed
8 million PLN and the factory will employ at least
70 people. ■

Coplan, Mofo and Fort are in second stage of tender for reconstruction design of Gdańsk-Wrzeszcz station. Three architectural workshops - Coplan, Mofo and Fort - have been admitted into the second stage for the reconstruction of the Gdańsk-Wrzeszcz train station. Eighteen companies took part in the procedure, organized by the city authorities as negotiations with selected bidders. The winner will be chosen by the end of April and the detailed concept of the investment will be prepared within 3 months. ■
Redan will prepare concept of modernization of Świebodzki Train Station in Wrocław for 144,000 PLN. The Redan workshop has submitted the lowest bid (144,000 PLN) in a procedure for preparing the reconstruction and revitalization concept of Świebodzki Train Station in Wrocław. The following workshops also took part in the procedure, organized by the authorities of Wrocław: WXCA, Chachaj-Rozmuski Architekci, ABM, Studio Eka and R2. The winner should prepare
a modernization design of the historical outlet and the development of the adjoining area of approx. 4 hectares by mid June. ■
Hardhats for pedestrians not yet required. Contrary to what we wrote last week, so far hardhats for pedestrians walking near a construction site are not mandatory. However, in light of the fact that our politicians have already come up with the idea that children and youth praticing skiing on bunny slopes are required to wear hardhats, it may only be a matter of time before such
a regulation is passed. ■
