The Żupa-Bonići Region belongs to the Municipality oł Tiva» (which covers on area of 46 km2 and hos o population of approximafely 13 000 inhabitants). The geographical position and being part of the Kotor Boy, its climote and existing traces of the culturai heri-tage and Vegetation are some of the carrying compo-nents concerning its particulor attraction. The locotion can easily be reached within o short time by car, arriving from Kotor, Tivat ond/ortheTivatintemationalairport.
The Żupa-Bonići oreo, with easy occess to the surround-ing communities, encomposses approximately 26 ha.
The Żupa-Bonići Region consists of o peripheral orro-ngement of privote properties, pensions and smali hotels, opening up to the undeveloped Greenfield area and beach.
Its real estate potential is to be considered to have an attractive status concerning the tourism related eco-nomic developments in Montenegro. Market orienta-tion of quality and sustoinable usage of this real estate is the main aim of the Montenegro tourism stralegy.
Acceptable road conditions, including newly added passing lones are enabling the tourists to safely arrive at their various destination by car, piane (Tivat airport) or ferry (the harbor of Kotor).
Upgrading the telecommunication, efficient energy and water supply are necessary preconditions for the tourism development. In reference to thot, all Utilities, including power supply & waler supply must be mo-demized and the copacity enlarged; solid waste and wastewater treatment management implemented and solar energy as an altemative energy supply added. Waste disposal and local dumpsites are on the list of projects concerning the upgrading accordingly to EU standords.
International conventions, laws and plans, such os the laws and regulations for the protedion of naturę and culturai heritage of the Republic of Montenegro, which for instonce include habitats for plants, animals and sea areas (beaches), are implemented and appli-ed. The Żupa-Bonići area can be considered a model project in order to ovoid speculative, non-plonned building, and, at the same time to define the interest in a healthy economy and sustoinable environmentol consideration.
