This mixed-use complex consists of an eight-story retail mail and a 43-story, 272-unit apartment tower. Its design follows the building height guidelines of the 1918 architectural master plan for the area, with the tower set back 120 feet from the Michigan Avenue property linę.
The retail component is organized around a 40-foot high, two-and-a-half-story lobby at the Michigan Avcnue entrance and an eight-story atrium. A palm garden on the eighth floor features a barrel-vaulled glass roof supported by structural Steel arches.
Internal functlons are expressed on the exterior, relating the building to its downtown Chicago context. The consistent language of color and ornament creates an exciting shopping and dining environment.
